Eviction Protection Program
With an optional Eviction Protection Program (for $24 per month/per unit), PCEM will pay for all court costs, filing fees, and attorney fees in connection with an Unlawful Detainer Action for non-payment of rent (eviction) against a tenant. The program does not cover the cost of a jury trial, but most evictions rarely involve a jury. Your eviction protection coverage goes into effect immediately if Supreme Real Estate is placing a new resident in your property and you choose to participate in the Eviction Protection Program. This is a great service that will provide you not only with peace of mind but also protection against costly eviction expenses. The approximate cost to file an eviction in Los Angeles is $600 to $1,000.
Leasing Department
Dedicated leasing phone lines help us to keep track of each caller and eliminate missed calls about vacant property. Our Leasing Department consists of a marketing coordinator, leasing coordinator, and leasing agent. Together, they help us fill in any vacancy within a very short period of time, which helps us to keep a low vacancy rate. All prospective residents are accompanied to the property by a Leasing Agent. Online Rental Application and online Application Fee payments eliminate delay in a potential tenant’s screening. Potential tenants have an option to complete an application on the spot during a showing or online on our website. We have a very strict screening policy: credit check, criminal check, terrorist check, registered sex offender check, eviction history check, employment/income verification, and past residency verification.
Financial Management
Each property owner receives access to an Online Owner Portal to view and download monthly and year-end financial reports such as Owner Statement, Property Cash Management Report, Delinquency Report, Rent Roll, Profit & Loss Statement, and many more. Pacific Coast Estate Management accounting department will prepare annual budget, annual operating budget, annual 1099 and W-2 tax forms, collect rent payments & any supplemental income, pay regularly scheduled invoices and non-recurring invoices, and make direct deposits to property owner’s bank account. All residents have an option to pay rent online at no cost to the property owner.
Legal Representation
It is very unfortunate that disagreements between landlords and residents do happen. Pacific Coast Estate Management has great relationships with California Bar Real Estate Attorneys in order to provide lawyer assistance and representation at reasonable costs. Our Lease Agreement package is reviewed by an attorney once a year. Our Lease Agreement package consists of California Association of Realtors forms and additional in-house disclosures, rules, and regulations.
Excellent Quality Control
Our own phone system allows us to track each phone call and record every phone conversation. Integrated management software system keeps track of every maintenance tenant request, leasing inquiry, or owner/tenant inquiries, etc.
